New Resident Checklist

REGISTRATION
Registration is required for new owners and tenants. Registration is by appointment only. The overall process takes approximately 45 minutes. To schedule an appointment please use the contact the office link then select "New Resident" in the drop-down menu to email documents or ask questions, before scheduling your appointment. Once final closing statements or the recorded grant deed have been received by the administration office, your appointment will be set and forms to fill out prior to your appointment date will be emailed to you. All required documents should be emailed back to the administration office 48 hours prior to your scheduled appointment. 
 
New Homeowners
1. Final closing/settlement statement or Recorded Grant Deed
2. Identification for everyone registering for the property
3. Current vehicle registration for each vehicle to be located at the property
 
New Tenants
1. Signed lease agreement by owner and tenants, which the lease start date MUST be on or before the date of registration
 
HOW DO I GET INTO THE COMMUNITY ON REGISTRATION DAY?
When entering the community, let the gate attendant know that you are here to register as a new resident. Show the attendant your final closing/settlement statement, Recorded Grant Deed or lease agreement, as well as your driver’s license.

WHAT YOU WILL NEED TO DO:
•    You must provide them with a copy of your Final Settlement Statement or Lease Agreement and a valid Photo I.D. 
•    Deposits and services fees will be applied during the time of registration.

CABLE
The Association has a bulk cable agreement with COX Cable, allowing for enhanced cable services for the community. HBO and Showtime are included. The cable bill is included in the homeowner assessments.

WHAT YOU WILL NEED TO DO:
•    You must visit the COX Cable website. 
•    You may also contact the COX representative at 949.599.4740.
•    You must provide them with a copy of your final settlement statement and a photo I.D.
 
FREQUENTLY ASKED CABLE QUESTIONS:
Q: Can you opt out of COX Cable?
A: You cannot opt-out of the COX Cable service. The fee will not be removed from your monthly assessment because it is part of the community’s bulk agreement; however, residents can sign up for another cable service in addition to Cox.

LAKE MISSION VIEJO ASSOCIATION 
All homeowners residing in the City of Mission Viejo are required to pay HOA fees to the Lake Mission Viejo Association.  For more information go to Lake Mission Viejo or call 949.837.3172.

HOME IMPROVEMENTS
Any improvements to the exterior of the home, such as painting, landscaping, installation of concrete or brick, or changes to exterior fixtures cannot be started without written approval from the Master or Court Architectural Committees. To obtain an approval, please submit a completed Architectural Application along with the Neighbor Awareness Form to the Palmia office or use the contact the office link then select "Architectural Request" in the drop-down menu. Please visit the City of Mission Viejo's Planning & Building Department at Community Development for City permit requirements and compliance procedures (most contractors will obtain required permits from the City of Mission Viejo for you).
 
The Master or Court Architectural Committees will review your architectural application and any documents required to complete your improvement. The completed Architectural Application may take up to 45 days to process. However, the approval process normally takes 14 days.
